Why Auctions?

Parsons Son and Basley are Sussex’s oldest firm of Chartered Surveyors having been established since 1825. We are the city’s main independent auctioneer and hold between 5 and 6 auctions every year at the Hove Town Hall in East Sussex. There are three kinds of property that are sold at auction.

Firstly, properties in high demand. These include commercial and residential investments, and buildings that require renovation or redevelopment. Strong demand often creates “auction fever” and high prices as a result.

Secondly, there are various sellers who have a duty to obtain the best price. Amongst these are local authorities, executors, trustees and insolvency practitioners. Choosing to dispose of property by auction enables them to demonstrate that the best price has been achieved.

Finally, there are properties that are difficult to value. For instance, a stretch of redundant railway line, disused public toilets, small pieces of land, or land that has a wide variety of potential uses. An auction will provide the ultimate test of value – what somebody will pay in competition with others in a public arena.

So, why auctions?

Buying at auction allows a purchaser to acquire a property with certainty. As the hammer falls the price is set (there is no gazumping) and the date of the purchase is known.

The legal work that is usually done after a price has been agreed when a property is being sold by private treaty has already taken place. The necessary information can therefore be dispatched to the various parties at once. Completion of the conract ususally takes place 28 days after the auction sale.

The greater availability of finance has also brought auction buying to a wider market. Most lending institutions have tailored their services to provide fast and reliable funding for buyers. If you require help with funding please ask.
