Auction provides the widest exposure of a property to both a broad and targeted audience. Sales by auction achieve results quickly
at a reasonable cost.
Advertising in the local and national press, sale boards, internet exposure and distribution of a full colour brochure to the
constantly up-dated mailing list results in a greater exposure for the lowest cost.
There are three kinds of property that are sold at auction. Firstly, properties in high demand. These include commercial and
residential investments, and buildings that require renovation or redevelopment. Strong demand often creates
“auction fever” and high prices as a result.
Secondly, there are various sellers who have a duty to obtain the best price. Amongst these are local authorities, executors,
trustees and insolvency practitioners. Choosing to dispose of property by auction enables them to demonstrate that the best price
has been achieved.
Finally, there are properties that are difficult to value. For instance, a stretch of redundant railway line, disused public
toilets, small pieces of land, or land that has a wide variety of potential uses. An auction will provide the ultimate test of
value – what somebody will pay in competition with others in a public arena.
Buyers
Buying at auction allows a purchaser to acquire a property with certainty. As the hammer falls the price is set (there is no
gazumping) and the date of the purchase is known.
The legal work that is usually done after a price has been agreed when a property is being sold by private treaty has
already taken place. The necessary information can therefore be dispatched to the various parties at once.
The greater availability of finance has also brought auction buying to a wider market. Most lending institutions have tailored
