Energy Performance Certificates for Residential Lettings (01 October 2008)

With effect from 1st October 2008 all residential properties that are marketed for letting now require an Energy Performance Certificate (EPC).

This is the same EPC that has been required to be undertaken as part of a Home Information Pack (HIP) if you are marketing your property for sale, a requirement since 1st August 2007.

The UK Government has agreed with the European Union Energy Performance of Buildings Directive to promote the improvement of energy performance of buildings within the community. It is estimated that 50% of all UK carbon emissions come from UK property (commercial and residential). A similar requirement has been introduced at the same time for commercial premises.

A new EPC can only be carried out by a qualified Domestic Energy Assessor (DEA).
